Get a feel for what a home by AR Homes is all about. During this first meeting, we will spend time getting to know you and what you envision your future home to be. We will talk about what you like about the model home, what you would like to include, and what you might like to do differently. We will discuss what you feel is lacking in your current home, what you like about your current home, and what you would like to include in your new home.

Discuss Potential Homesites

The next meeting is often when we walk any current or potential homesites with you. We will discuss the best placement for a home on the sites, how to maximize any views, and potential site costs of the lot. These potential costs can include long driveways, tree removal, extra foundation, and retaining walls, depending on the size and slope of the site.

Home Design Consultation

Learn more about our process, what you are looking for in a dream home, and how we can partner to achieve that. At this point, we either already have a starting floor plan in mind or we will help guide you to the best starting point based on your lifestyle, desired layout, square footage, age, and what you are looking for in your future home. You will have the chance to meet Bruce Pasquarella, the owner of the franchise, and Jiri Chlepko, our architect. The sales consultant will walk you through this meeting as Jiri demonstrates our 3D design process and how it allows for ease of design.

Site Analysis

Lake Keowee Homesite

We will perform a site analysis using either a survey or the county’s geographic information system (GIS.) This allows us to virtually place one of our floorplans on a potential client’s homesite to determine the ideal build location to maximize the view while minimizing costs as much as possible. Placement of the home can greatly impact site and foundation costs. The site analysis will provide you with a comfort level to either move forward with the property or ensure we can meet your desired budget prior to committing to a design agreement. We virtually place the home on the lot and give you an estimate of site costs. It’s exciting to see how the home and driveway will be situated. We also prepare preliminary pricing for any large-scale modifications to the plans.

Design Preview

Visit our design studio for a design preview to meet our design team and learn about our various levels. Kirsten Gilliam, our lead designer, will walk you through the selection process and show you the products we have to offer in our studio. If you do not find exactly what you are looking for in our studio, we will source it for you.

Design Agreement

Depending on if you have a plan modification (where we modify an existing plan) or a custom plan (where we start from scratch or make significant changes to an existing plan), you will enter into a design agreement.

Initial Inspiration

We request that the client creates their own Pinterest or Houzz page to share their inspiration pictures. This inspiration is helpful during the initial design of your home, as well as the design phase with our designer.

We will design your home virtually over several Zoom meetings. We will start with one or two versions of the floorplan, then render the home in 3D. Once the home is in 3D, you will be able to see wall and ceiling details, window size and heights, interior and exterior colors and materials, and other architectural elements.

Design & Quote

Once the design is completed, the sales consultant will present you with the full quote for the home you have designed together. The quote is a detailed document that inventories everything included in the home.

Building Agreement

Enter into a building agreement—now the fun starts!

Approval of the quote enters you into a building agreement and transitions you into the prestart phase.

Prestart includes meeting the team, building permits, community approval, and the selections for your home.
