Continuing with part 3 in our 3 part series (part 1 design phase here, part 2 pre-construction phase here) we discuss the “Construction Process” final phase of the AR Homes building process.
Site Walk and Preconstruction Meeting W/ Construction Manager
Your home site is staked and this is your chance to see the site and discuss the project with your Construction Manager before the project is started.
Lot Clearing & Foundation
We start by clearing and grading your lot. Then we install your foundation and concrete slabs, backfill and grade the site.
Shell Construction
This exciting step is where the shell of the home is framed and the windows are installed. We then begin installing the plumbing, HVAC and electrical.
Framing Walkthrough & Mechanical Installations
At this stage you will walk through the framed house with your Construction Manager and discuss locations for plumbing, electrical, HVAC and low voltage.
Exterior Work
All exterior walls are finished with stone, siding or stucco per plan. The roof is installed and the house is painted.
Interior Work
After the insulation and drywall is completed, your interior doors and trim are installed and
painted. Tile, wood flooring, cabinets, countertops and other interior finishes are installed next followed by all the plumbing, lighting fixtures, and appliances.
Landscape & Hardscape
Once a final grade is set and your driveway and walks are installed, we will install irrigation, landscaping, hardscape and sod.
Homeowner Orientation
Prior to moving in you will have a Homeowner Orientation Walkthrough with your Construction Manager and be familiarized with the operation of all systems and equipment in your new home.
Gold Standard Closing
Our Gold Standard Home is one that has 5 or fewer minor items needing additional work at
the time of closing. Our goal is to complete the items within 15 days of closing.
Warranty
After your Gold Standard closing is completed you will have a walkthrough with our Warranty Manager at 11 months to address your warranty.
